Business Summary
Acadia Realty Trust is a fully integrated, self-managed and self-administered equity real estate investment trust focused primarily on the ownership, acquisition, redevelopment and management of neighborhood and community shopping centers. The Company operates 56 properties, which it owns or has an ownership interest in, consisting of 47 neighborhood and community shopping centers, four redevelopment retail properties, one enclosed mall and four multi-family properties, all of which are located in the Eastern and Midwestern regions of the United States. All of the Company's assets are held by, and all of its operations are conducted through, Acadia Realty Limited Partnership and its majority owned subsidiaries.

Financial Summary
AKR is a fully integrated, self-managed and self-administered equity REIT focused on the ownership, acquisition, redevelopment and management of neighborhood and community shopping centers. For the six months ended 6/01, revenues fell 11% to $43.6 million. Net income before extraordinary items and accounting change totalled $9.7 million, up from $4.8 million. Results reflect planned termination of various tenant leases, offset by a gain of $7 million in property sales.
