Business Summary
Duke Realty Corporation, formerly known as Duke-Weeks Realty Corporation, is a self-administered and self-managed real estate investment trust. The Company's diversified portfolio of 958 rental properties encompasses 109 million rentable square feet and is leased by a diverse and stable base of over 4,500 tenants, whose businesses include manufacturing, retailing, wholesale trade, distribution and professional services. The Company also owns more than 4,100 acres of unencumbered land ready for development. Through its Service Operations, Duke Realty provides, on a fee basis, leasing, property and asset management, development, construction, landscaping, build-to-suit and other tenant-related services for approximately 500 tenants in over 6.3 million square feet of space at properties owned by third-party clients.

Financial Summary
Duke Realty Corp. is a real estate investment trust that owns a portfolio of 958 rental properties, primarily industrial and office properties, and provides related leasing and property management services. For the six months ended 6/30/01, total revenues rose 5% to $411.7 million. Net income applicable to Common rose 15% to $108.4 million. Results reflect increased equity in earnings of unconsolidated companies and lower interest expense.
