IRT Property Company is an owner, operator, developer and redeveloper of neighborhood and community shopping centers located primarily in the southeastern United States. The Company is usually anchored by necessity-oriented retailers such as supermarkets, drugstores and discount variety stores. IRT is a self-administered and self-managed equity real estate investment trust with acquisition, development, redevelopment, financing, property management and leasing capabilities. The Company has five subsidiaries that include IRT Partners, L.P. (LP), IRT Capital Corporation II (IRTCCII) and three wholly owned subsidiaries, consisting of VW Mall, Inc. (VWM), IRT Alabama, Inc. (IRTAL) and IRT Management Company (IRTMC).

Financial Summary
IRT Property is a self-administered and self-managed equity real estate investment trust with principal investments in neighborhood and community shopping centers in the southeastern U.S. For the six months ended 6/30/01, total revenues increased 2% to $43.8 million. Net income decreased 11% to $13.9 million. Revenues benefited from the gain on sale of outparcel. Earnings were offset by higher operating expenses and a lower gain on sale of properties.
