Business Summary
Entertainment Properties Trust is a real estate investment trust (REIT) formed to capitalize on the opportunities created by the development of destination entertainment and entertainment-related properties, including megaplex movie theatre complexes. As of December 31, 2000, the Company's real estate portfolio was comprised primarily of 26 megaplex theatre properties, including joint-venture properties located in 11 states, one entertainment-themed retail center development property located in Westminster, Colorado and land parcels leased to restaurant operators and related properties adjacent to several of its theatre properties. The Company's theatre properties are leased to theatre operators, including American Multi-Cinema, Inc., a subsidiary of AMC Entertainment, Inc., Muvico Entertainment LLC, Edwards Theatre Circuits, Inc., Consolidated Theatres and Loews Cineplex Entertainment.

Financial Summary
Entertainment Properties Trust is a real estate investment trust formed to capitalize on the opportunities created by the development of destination entertainment and entertainment-related properties including megaplex movie theatre complexes. For the six months ended 6/30/01, revenues fell less than 1% to $27.9 million. Net income fell 10% to $11.4 million. Revenues reflect lower rental sales. Earnings also reflect higher interest expenses.
