Business Summary
Investors Real Estate Trust is a self-administered and externally managed equity real estate investment trust. The Company's principal source of operating revenue is rental income from real estate properties owned by its operating partnership. A minor amount of revenue is derived from interest income from mortgages and contracts for deed secured by real estate, interest on investments in government securities and interest on savings deposits. The Company has commercial properties in Minnesota, Montana, and South Dakota; apartment communities in Colorado, Idaho, Iowa, Minnesota, Montana, Nebraska, North Dakota; and other communities located in North Dakota, South Dakota, Texas, Washington.

Financial Summary
Investors Real Estate Trust is a REIT that invests in commercial and residential real estate, real estate contracts, governmental backed securities and equity securities in other REITs, with properties located in the Upper Midwest. For the fiscal year ended 4/30/01, total revenues increased 37% to $75.8 million. Net income decreased 1% to $8.7 million. Results reflect increased rental income due to property acquisitions, offset by higher interest and depreciation.
