Business Summary
Bedford Property Investors, Inc. is a self-administered and self-managed equity real estate investment trust (REIT) engaged in the business of owning, managing, acquiring and developing industrial and suburban office properties proximate to metropolitan areas in the western United States. As of December 31, 2000, the Company owned and operated, either directly or through wholly owned subsidiaries, 86 properties aggregating approximately 6.9 million rentable square feet. Of these 86 Properties, there were 61 industrial and 25 suburban office properties. The properties are located in Northern and Southern California, Washington, Arizona, Nevada and Colorado. The Company also owns one suburban office and four office-flex development projects totaling 365,045 rentable square feet.

Financial Summary
Bedford Property Investors is a self-managed and self-administered equity real estate investment trust that owns, manages, acquires, and develops industrial and suburban office properties in the Western U.S. For the six months ended 6/30/01, revenues remained flat at $49.4 million. Net income decreased 50% to $15.4 million. Earnings reflect the absence of a $15.2 million gain from the sale of real estate investments.
