Business Summary
Price Enterprises, Inc. is a real estate investment trust whose principal business is to own, acquire, develop, operate, manage and lease retail real property. Its property portfolio substantially consists of shopping centers leased to major retail tenants, two office properties located in Sacramento/Bradshaw, California and Scottsdale, Arizona and one multi-use property in San Diego that includes retail, office and self-storage. The Company also has a 50% interest in three joint ventures that own retail properties in Fresno, California, Bend, Oregon and Westminster, Colorado, aside from notes receivable and land held for development. The Company also owns and operates Price Self Storage, a self-storage business. As of December 31, 2000, the Company owned 30 commercial real estate properties and held one property with a 19-year ground lease, in addition to land in Tucson, Arizona, Temecula, California and San Diego/Pacific Beach, held for future development.

Financial Summary
Price Enterprises,Inc.'s primary business is to acquire, develop, operate, manage, and lease real property. The Company's portfolio is mainly comprised of commercial rental properties. For the six months ended 6/30/01, revenues rose 6% to $36.9 million. Net income applicable to Common totaled $3 million, up from $1 million. Revenues reflect higher leasing activity and increased revenue from new properties. Earnings also reflect increased interest income on notes receivable from Legacy.
