Business Summary
Corporate Office Properties Trust is a fully-integrated and self-managed real estate investment trust that focuses principally on the ownership, management, leasing, acquisition and development of suburban office buildings located in select submarkets in the Mid-Atlantic region of the United States. The Company has four segments: Baltimore/Washington Corridor office, Greater Philadelphia office, Northern/Central New Jersey office and Greater Harrisburg office. As of December 31, 2000, the Company owned 83 office properties in Maryland, Pennsylvania and New Jersey containing approximately 6.5 million rentable square feet; had construction underway on three new buildings totaling approximately 301,000 square feet and owned a 50% interest in joint ventures constructing two additional new buildings totaling approximately 268,000 square feet; had development underway on two land parcels on which it plans to construct two new buildings; and owned options to purchase 73 acres of land.

Financial Summary
Corporate Office Properties is a self-administered REIT which focuses on the ownership, acquisition, development and management of suburban office buildings in targeted submarkets in the U.S. For the six months ended 6/30/01, revenues rose 16% to $60.8 million. Net income applicable to Common before extraordinary item and acct. change rose 29% to $6.6 million. Results reflect increased rental income due to property acquisitions and increased gains on property sales.
