Business Summary
Washington REIT (WRIT) is a self-administered, self-managed equity real estate investment trust. The Company's business consists of the ownership and operation of income-producing real properties in the greater Washington-Baltimore region. WRIT has four business segments, namely Office Buildings, Industrial, Multifamily and Retail Centers. During 2000, 1999 and 1998, the Company acquired eight office buildings, one retail center, one multifamily building and five industrial properties. As of December 31, 2000, WRIT owned a diversified portfolio consisting of 23 office buildings, 10 retail centers, nine multifamily buildings and 15 industrial properties.

Financial Summary
WRE is a REIT investing in income producing real estate properties in the Mid-Atlantic Region. For the six months ended 6/30/01, revenues rose 12% to $72.7 million. Net income rose 11% to $23.1 million. Revenues reflect increased rental rates for the sector, the acquisitions of Wayne Plaza and Courthouse Square and a 1999 acquisition of 600 Jefferson Plaza. Net income was partially offset by the absence of a gain on the sale of real estate.
