Business Summary
Lexington Corporate Properties Trust is a self-managed and self-administered real estate investment trust that acquires, owns and manages a geographically diverse portfolio of net leased office, industrial and retail properties. As of December 31, 2000, the Company's real property portfolio consisted of 71 properties (the Properties) located in 29 states, including warehousing, distribution and manufacturing facilities, office buildings and retail properties, containing an aggregate 12.6 million net rentable square feet of space. The Company has 11 Properties accounting for $15.6 million of annualized rental revenue that are subject to long-term ground leases where a third party owns and has leased the underlying land to the Company. In each of these situations, the rental payments made to the landowner are passed on to the Company's tenant. At the end of these long-term ground leases, unless extended, the land, together with all improvements thereon, reverts to the landowner.

Financial Summary
Lexington Corporate Properties Trust is a REIT that acquires, owns and manages a diverse portfolio of office, industrial and retail properties. For the six months ended 6/30/01, revenues increased 3% to $40.7 million. Net income before extraordinary items applicable to Common fell 19% to $8.6 million. Revenues reflect increases in rental income and equity in earnings of joint ventures. Earnings were offset by the absence of a $2.7 million gain on the sale of property.
