Business Summary
New Plan Excel Realty Trust Inc. is a self-administered and self-managed equity real estate investment trust, and is a community and neighborhood shopping center company. The Company's two business segments are retail and residential rental properties. As of December 31, 2000, the retail segment consisted of 290 shopping centers (included in this amount are six commercial properties and one retail property under redevelopment) and the residential segment consisted of 53 garden apartment complexes. The average occupancy rates for the retail properties and the garden apartment communities were 91% and 91%, respectively.

Financial Summary
NXL operates as a self-administered and self-managed REIT, focusing on the ownership, management, acquisition, development and redevelopment of community and neighborhood shopping centers and garden apartment communities. For the six months ended 6/30/01, revenues fell 1% to $166.2 million. Net income from continuing operations before extraordinary item and applicable to Common fell 16% to $33.6 million. Results reflect lower rental income from the sale of properties and lower interest income.
