Business Summary
Health Care Property Investors, Inc. is a real estate investment trust that invests in healthcare-related real estate located throughout the United States, including long-term care facilities, congregate care and assisted-living facilities, acute care and rehabilitation hospitals, medical office buildings and physician group practice clinics. As of December 31, 2000, the Company had an ownership interest in 385 properties, located in 42 states. The Company leased 289 of its owned properties, pursuant to long-term triple net leases, to 86 healthcare providers. The remaining 96 owned and managed properties are medical office buildings and clinics with triple net, gross or modified gross leases with multiple tenants. The Company also holds mortgage loans on 28 properties that are owned and operated by 15 healthcare providers, including Beverly, HCA and MedCath, Inc.

Financial Summary
HCP is a real estate investment trust which invests in health care related properties throughout the U.S. Properties include long term care facilities, acute care, medical office buildings, and others. For the six months ended 6//30/01, revenues rose less than 1% to $162.8 million. Net income applicable to Common before extraordinary items fell 9% to $48.5 million. Results reflect higher rental income, offset by a $242 thousand loss on the sale of real estate propertie, vs. $3.7 million gain.
