Business Summary
Developers Diversified Realty Corporation, a self-administered and self-managed real estate investment trust, is in the business of acquiring, developing, redeveloping, owning, leasing and managing shopping centers and business centers. The Company's portfolio, as of March 15, 2001, not including those properties owned through its minority equity investments, consisted of 192 shopping centers and one business center (including 54 properties that were owned through joint ventures) and approximately 107 undeveloped acres (of which approximately six acres were owned through joint ventures). The Company's shopping centers were approximately 95.7% leased as of December 31, 2000.

Financial Summary
Developers Diversified Realty is a real estate investment trust (REIT) engaged in the business of acquiring, developing, redeveloping, owning, leasing and managing shopping centers and business centers. For the six months ended 6/30/01, total revenues rose 9% to $153.7 million. Net income applicable to Common fell 11% to $38.2 million. Results higher rental income and recoveries from tenants, offset by reduced gains on the sale of real estate.
